Cookies we use

1. Strictly necessary (always on)

These are required for the site to function and cannot be disabled. They do not identify you or track you across sites.

  • Next.js routing / session cookies — set by our hosting infrastructure (Vercel) to serve pages correctly and maintain basic request state.
  • Consent preference — if you adjust cookie preferences on a future version of this site, your choice will be stored locally so we remember it.

2. Analytics (non-essential)

These help us understand which content is useful to visitors so we can improve the site. They collect data about your visit (pages viewed, approximate location, device type, browser) but do not identify you personally.

  • Google Tag Manager (_ga, _ga_*, _gid via Google Analytics) — measures page views, referral sources, and on-site behavior. Set by Google. See Google's Privacy Policy.
  • Vercel Analytics — lightweight, privacy-minded page-view analytics provided by our hosting platform. No cookies or personal data; aggregated only. See Vercel's Privacy Policy.

3. Third-party content (may set cookies)

Some pages embed content hosted by other services. When that content loads, those services may set their own cookies:

  • Google Maps — embedded on the Area Guide page. Governed by Google's Privacy Policy.
  • Matterport — the 3D virtual tour linked from the Gallery page. Governed by Matterport's privacy terms.
  • Avari — when you click a "Book on Avari" button, you are taken to stayavari.com. Cookies set there are governed by Avari's Privacy Policy.

We do not use advertising cookies, retargeting pixels, or cross-site tracking technologies on this site.

Opting out of Google Analytics

You can opt out of Google Analytics everywhere you browse by installing the Google Analytics Opt-out Browser Add-on.

Browsers and extensions that send the Global Privacy Control signal will be honored as a "Do Not Sell or Share" preference for any applicable state privacy laws (including California's CCPA/CPRA).

"Do Not Track"

Some browsers can send a "Do Not Track" (DNT) signal.
